Common questions
-
How much can the park raise rent for a new buyer when I sell?
Rent increase limits generally apply per space regardless of who lives there, but many members report large resets when a home resells — this is a frequent source of confusion and worth a dedicated FAQ.
-
Received a 90-day notice of rent increases of 14.5%, is this legal?
Oregon caps rent increases once per year, and the maximum percentage is recalculated annually (it was 14.5% in some past years and near 10% for 2025). A park cannot raise a household's rent more than the current statutory cap or more than once a year.
-
When am I able to withhold from paying rent?
Withholding rent is only legally protected in narrow habitability situations, requires written notice first, and is risky without legal help — OSTA consistently advises members not to do this without an attorney.
-
Why is the topic of rent excluded in meetings with my landlord and what can I do about it?
Mandatory mediation covers habitability, safety, and conduct disputes, but by law excludes rent amount, rent increases, and nonpayment-of-rent terminations — those can still be discussed outside formal mediation.
