Notes on mediation from the OSTA conference. * A landlord has a forty day timeline to respond to a mediation notice. If he doesn’t participate in mediation, it goes against him . * When you ask for mediation, be sure you understand the statute that has been violated. Try to get support from your neighbors. Know your rights, talk to Kens office first. Know your objective. A mediator will be aware of the law issues. * Ask Kens office for recommended Mediators. (They may not do this) * Know your statues. * Mediation can be done by Zoom and over the phone.

* Benefits of mediation are the price and time. Court battles are expensive.* An agreement could be a compromise. * If you feel court is the last option, get a hold of free a legal aid office in your Oregon County. To qualify for legal aid, you have to have an income of 120\% or less of the federal poverty level. Counties can have different criteria. * Try to negotiate with landlords. Try not to step on their toes. You have to live in your park. Use thoughtful communication Mediation. Fire Safety at Home * Smoke alarms should be working in every home. It only takes three and half minutes until room are completely engulfed. If you are a hard sleeper they make bed shaker alarms too. * Stay with your cooking, leaving the area while cooking is a major cause of fires. * If you have to Stop, Drop and Roll, do it slowly. * Never use extension cords with portable heaters. * Vaping and cigarettes are another common cause of fires. * Don’t overload electrical outlets. * Be sure to wear clothing that is not really loose because it can catch fire more easily while cooking. * Get as low as you can to safely get out. And close doors before you leave to slow the fire. * Sleep with your doors closed. * Keep exit clear. * Have windows and doors that open easily for escape. * You can use a fire extinguisher up to 10 years. Be sure you shake it up monthly. * Lithium ion battery chargers tend to ignite easily. * Know how many hydrants are in your park. Free Legal Aid to Oregon Residents *There is a Grant program that funds free legal aid to Oregon Residents. And there is a legal aid office in every Oregon County. *They usually prioritize termination cases. (Evictions) *Start with mediation. *Try to negotiate with Landlords/try not to step on their toes. *Our property taxes pay for this legal counsel. *Your income has to be less than 120\% of the federal poverty level in order to qualify. * Check with your county for different qualifying criteria.
