Landlords Panic for Profits

April 28th, 2025|

Landlords Panic for Profits- Do you have to sign a new lease? We have received word that some landlords are trying to bribe or threaten tenants to sign a new 30-yr lease.

Typically, your lease, which you signed upon move-in, is the only lease you need to sign (this may differ for fixed-term lease tenants, rather than month-to-month).

Some landlords may say, due to new ownership, new management or because its a blue moon, you need to sign a new lease or your current lease will be invalid. They may try to change up the rules or terms of your lease, by having you sign a new one.

So, do you have to sign it? Not unless you personally choose to. Your lease will carry over to new owners, new management and doesn’t need to change just because it’s a blue moon.

You may consider asking: “If there are no substantial changes to my lease terms, then why are they asking me to sign a new one? Also, if your new lease offer contains anything which would violate Oregon Laws, now or after HB3054 passes- be very cautious.

Best to contact an attorney before signing, and only if you choose to sign at all. This is not legal advice, only an editorial opinion, based off an individual interpretation of Oregon Statutes.

Park Flooding- Residents Argue Landlord Negligence

April 28th, 2025|

Major water infiltration takes place in a southern Oregon Park. Not due to flooding residents say, but possibly due to extreme negligence by park owners.

Water can be seen pouring down the hillside, seeping through the cracks in the retaining walls and flooding into residents porches and homes.

The residents say there was no local flood warnings issued, rather their park has neglected to install proper drainage and attend to grading that could have prevented the damages.

Stay tuned to find out if the park owners will remedy the situation, if insurance will pay out, or if a law suit will be the answer.

Our hearts go out to these residents as they are stuck in the mud and forced to clean up the park’s mess, for now.
